About our roof leak investigation in Tilty
Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’re worried about stains around a skylight and water dripping from rafters or underlay, a survey will tell you what’s going on, whatever the roof.
For a small place like Tilty, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

When you need someone else
It is useful to know what a survey won’t do before you book:
- Defects hidden under coverings or inside walls without opening up
- Leaks from plumbing, tanks or pipework rather than the roof
- Leaks that only appear in weather we cannot recreate
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.
What we check
- Chimney stacks
- Rooflights and dormers
- Valleys and parapet gutters
- Flat roof details
- The roof space
- Lead flashings
- Slate and tile slopes
Your questions about roof leak investigations in Tilty
Do you carry out roof surveys in Tilty?
Yes, Tilty is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or drop us an email and tell us about the property, and we will talk through which survey suits.
Is my home in Tilty listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How soon will I get the report?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us as you book.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Is it a leak or condensation?
Condensation can look very like a leak. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We look at the pattern, take moisture readings and tell you which is more likely.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How should I prepare for the leak investigation?
Check the loft can be reached. Have any photos of the leak ready, and let us know about past repairs. Keep catching drips and keep water away from electrics.
Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Put a bucket under the drip and move valuables
- Move stored items away from the hatch
- Let us know what has already been tried
- Tell us if there are tanks or pipes in the loft
Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. It typically takes between one and two hours for a house, and more on a big or complicated roof. Around Tilty, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
Before we arrive
- Clear the way to the loft hatch
- Keep pets in another room
- Buyers: confirm access with the estate agent or seller
How to book
A quick phone call is typically the easiest start: ring 07833 053749 or use the contact form. You’ll have a price before anything is arranged.
Advice
Checking the roof from the ground
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What a survey costs
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Basic, Standard or Premium
- The shape of the roof and its details
- Roof area
- How many separate roofs there are, like extensions, dormers and garages
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- Anything about access we should know
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
- The style of property, from a terrace to a block
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.
Do you need a roof leak investigation in Tilty?
Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.
Things that often lead to a survey include:
- Water through the ceiling under a flat roof
- Ceiling stains that grow after rain
- Damp patches next to the stack
- Leaks at a dormer or roof window
If you let a flat or house near Stansted Airport station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Tilty roofs and the weather
Older buildings in Essex often have clay tiles and weatherboarding, alongside a good many post-war and newer estates. Different coverings let water in at different points, which shapes where the search starts. Horham Hall, about 2 miles north, is one of the historic houses in the wider area around Tilty. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if you own one of the older houses nearby, lead flashings, valleys and old chimneys are typical places for water to get in.
