How a roof leak investigation works in Tyringham
Our job is to find the likely source and tell you. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. It gives any roofer a clear brief. We find and report the source, while the repair is a separate matter. If you’ve noticed leaks that appear only in driving rain and brown rings on upstairs ceilings, we can find out what’s behind it, on flat roof details, chimney stacks and lead flashings alike.
For a small place like Tyringham, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

For landlords and managing agents
Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.

Roof leak investigations in Tyringham: local notes
About 3 miles south lies Linford Manor, a reminder of how long the area around Tyringham has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the roof type helps narrow down where water may be getting in.
For site and facilities teams at buildings such as Ousedale School, tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Wolverton station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Take an older house close to Church of St Peter: water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What we look for on each type of roof
Valleys
Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.
Parapet and box gutters
We check the linings, joints and outlets where we can see them safely.
Tyringham questions
Will you come out to Tyringham?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
How do I find out if my home in Tyringham is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can a leak be traced on a dry day?
In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.
How much is a survey?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Can thermal imaging help find my roof leak?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.
Could my leak actually be condensation?
The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern, take moisture readings and tell you which is more likely.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
How it works
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. In a small place like Tyringham, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You get in touch with details of the leak and any photos.
- Inside, we check the damp area and the roof space above it.
- Outside, we look at every likely route in.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photos, the likely entry point and recommendations.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Have keys ready for side gates, garages or roof access doors
- Note where any stains or damp appear
Arrange a survey
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.
Advice
Practical tips
Small things make a difference. Some pointers:
- Move stored items away from the hatch
- Stay off ladders and the roof
- Do not touch fittings that water is reaching
- Photograph the stain each time it appears
Your report arrives by email, with photographs of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.
Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
