Flat roof surveys for Tyringham homes and businesses

Flat roof surveys for homes and businesses in Tyringham

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. If you’re worried about cracked or split membrane and standing water left after rain, we can find out what’s behind it, on upstands and outlets, EPDM rubber and mastic asphalt alike.

Flat roofs on exposed homes in small places like Tyringham take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Local flat roofs in Tyringham

Historic houses such as Linford Manor, about 3 miles south, show how far back building in the area around Tyringham goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For an older house near a landmark such as Church of St Peter, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Wolverton station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Ousedale School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Tyringham is about 2 miles north of Newport Pagnell, in Milton Keynes. Surveys in Tyringham work the same way as everywhere we cover: a close look at what can safely be seen, photographs and a clear written report. Our area takes in places right across Milton Keynes.

What a survey costs

Several things affect the price of a survey:

  • Which survey package you book
  • The use of thermal imaging or a drone
  • Roof area
  • The shape of the roof and its details

For a price for your roof in Tyringham, ring 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

Booking your survey

Here’s what helps us most when you contact us:

  • Access details, such as a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them

A quick phone call is typically the easiest start: ring 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • A structural engineer’s assessment of the deck
  • Fragile surfaces, which we don’t walk on
  • Asbestos testing, which needs a specialist asbestos surveyor

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Tyringham needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before we arrive

  • Let us know where we can park nearby
  • Keep pets in another room
  • Have any paperwork from past roof work to hand

How the survey changes by roof type

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a careful look.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photos.

Your questions about flat roof surveys in Tyringham

How do I find out if my home in Tyringham is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Tyringham within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Landlords, agents and block managers in Tyringham

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or email us.

What happens if roof problems are left?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. In a place like Tyringham, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
