What affects the cost of roof leak investigations

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Any need for thermal images or a drone flight
  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What to tell us when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Any photos you have, taken from ground level or a window
  • The type of building and roof, such as pitched or flat
  • Where any leaks, stains or damp patches show inside
  • Access details, like a loft hatch or a shared roof

About our roof leak investigation in Wethersfield

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts. Patching the spot above the stain often misses the real cause. Tracing the route first means any work can be aimed at the right place. We’re frequently asked to look into staining around the chimney inside and wet patches on loft insulation, across slate and tile slopes, the roof space and rooflights and dormers.

Many homes in small places like Wethersfield face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common roof problems in Wethersfield

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the loft space.

A survey makes sense if you’ve noticed:

  • Water through the ceiling under a flat roof
  • Staining where a gutter or parapet meets the wall
  • Water marks that spread in wet weather
  • Water that shows only in certain storms

For any home in Wethersfield, it is the small, early fault that is cheapest to put right.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • Whether the roof space is looked at, where there is one
  • Whether the price includes VAT
  • What follow-up you get after the report

What’s in a roof survey

Why act early in Wethersfield

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. In a place like Wethersfield, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Plumbing leaks that look like roof leaks
  • An intermittent leak that shows no trace on the day
  • Defects hidden under coverings or inside walls without opening up

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

What we look at

  • Slate and tile slopes
  • Rooflights and dormers
  • Chimney stacks
  • Valleys and parapet gutters
  • Lead flashings
  • Flat roof details
  • The roof space

Roof by roof

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. The survey normally takes an hour or two for most houses, with bigger or more complicated roofs taking longer. In a hamlet or village like Wethersfield, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know where the water shows and when it appears.
  2. Inside, we check the damp area and the roof space above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear
  • Check the loft hatch can be reached

Your questions about roof leak investigations in Wethersfield

Is Wethersfield within the area you cover?

Yes. Wethersfield is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Wethersfield?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, not to carry out the repair. The report gives any roofer a clear brief.

What does the report include?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Roof leak investigations in Wethersfield: local notes

In Essex, older buildings are often clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. The covering and its details give the first clues when tracing where water is coming from. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

The streets around a church like United Reformed Church are often among the oldest in a place, and if your house is among the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
