How a roof leak investigation works in Whitehall

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. If you’re worried about wet patches on loft insulation and leaks below a flat extension roof, a survey will tell you what’s going on.

In a village or hamlet like Whitehall, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

What happens if roof problems are left?

A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Older cottages and farmhouses around Whitehall can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

What we look for on each type of roof

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Valleys

Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.

How we price roof leak investigations

All our prices include VAT. The things that change the price are:

  • The roof’s overall size
  • Any need for thermal images or a drone flight
  • Whether it’s a home or a commercial building
  • Building height and the viewpoints available

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Booking your survey

Here’s what helps us most when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • Photos of the roof, taken safely from ground level or a window
  • What kind of property and roof it is

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

What this survey cannot tell you

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • A structural engineer’s report
  • The repair itself (the investigation finds and reports the cause)
  • Faults hidden behind ceilings or boarding

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • The roof space
  • Rooflights and dormers

Roof leak investigations around Whitehall

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. The covering and its details give the first clues when tracing where water is coming from.

If yours is one of the older homes in the streets near The Church of St Mary the Virgin, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Take a building like Shipley CofE Primary School: a leak through a large roof is often found some distance from where the water shows inside. Landlords with a home close to Billingshurst station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Whitehall is about 6 miles south-west of Horsham, in West Sussex. We cover Whitehall and the rest of West Sussex. We cover towns and villages across West Sussex, large and small. There is also a page for Crawley.

Postcode districts we cover here for roof leak investigations: RH13. We also cover Shipley (1 mile north-east), Broomer's Corner (1 mile west), Dragons Green (1 mile north), Dial Post (2 miles south-east) and West Grinstead (2 miles east). Within a short drive, we also cover Crawley (12 miles north-east), Horsham (6 miles north-east), Worthing (11 miles south), Haywards Heath (12 miles east), Burgess Hill (11 miles east) and Littlehampton (13 miles south-west).

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

What happens on the day

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes between one and two hours for most houses, though large, tall or awkward roofs take more time. Cottages and farmhouses around Whitehall often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • Tell us about parking before the day
  • Buyers: confirm access with the estate agent or seller
  • Check the loft hatch can be reached

FAQs for Whitehall

How do I find out if my home in Whitehall is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover Whitehall?

Yes. We work right across London and South East England, and Whitehall is part of that. You can call 07833 053749 or use the contact form with the address and some details.

Why isn’t the leak directly above the stain?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

How experienced are you?

More than 5,000 surveys over 20+ years.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
