- Leaking gutter joints and downpipes
Roof survey in Warborne
The report is written for you, in plain language. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. If you’re worried about slates or tiles that have slipped or broken and standing water on a flat roof, we can find out what’s behind it.
Some older homes in villages like Warborne are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey seven days a week, which can make access easier.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
Why act early in Warborne
By the time water marks a ceiling, it’s frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can frequently spot it sooner. For older village homes like those around Warborne, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Warborne: your questions answered
Is the coastal weather around Warborne hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is Warborne within the area you cover?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
What’s covered in a roof inspection?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Will you climb onto the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
How much is a survey?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Roofs, chimneys and gutters in Warborne
Warborne is within about 2 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. The wider area around Warborne has a long history of building, with Beaulieu Palace House about 4.9 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you let a flat or house near Lymington Town station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Southlands School: large buildings have long gutter runs and big roofs that need checking like any other. If your house is among the older ones in the streets near Saint Nicholas Chapel, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely. Most surveys take about 1–2 hours for a house, and more on a big or complicated roof. Cottages and farmhouses around Warborne frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- We email a report with photographs and recommendations.
Preparing for the visit
- Check we can get to the back of the property
- Leave a clear route to the loft
- For a flat or shared roof, check access with whoever owns or manages the building

Can I check my roof myself?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Include dormers, porches and garages when booking
- Gather any paperwork for past roof work
- Clear the loft hatch area before we arrive
- Look for debris in the garden after high winds
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
