Storm damage roof reports for homes and businesses in Abbotts Barton

Wear and tear is typically excluded from home insurance. That makes the difference between storm damage and old wear important. We note signs of each: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We describe what we see, whichever way it points. How the policy applies is for your insurer to decide. Typical surveys look at damaged pots on the stack and slates and tiles blown off the roof, on chimney stacks, flashings and flat roofs.

In a smaller place like Abbotts Barton, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. A leak that only appears in certain weather often points to an exposed detail. Tell us when it happens when you get in touch. The gutters on the most exposed side can overflow too.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Leave it or get it looked at?

Leaving storm damage can let water into the loft space and rooms below. That can add to the damage and make it harder to separate from the storm. A roofer should deal with emergency protection quickly. Tradespeople may need to travel further to a smaller place like Abbotts Barton, so it is useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Abbotts Barton. For a price for a let property or a block, phone 07833 053749 or email us.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photos.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for most homes, depending on how much of the roof was hit. A visit to Abbotts Barton is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Getting ready for the survey

  • Leave a clear route to the loft
  • Make a note of anything you’d like us to look at
  • Point out any leaks or damp patches

Booking a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

Advice

How we price storm damage roof reports

Not every roof costs the same to survey, and it comes down to:

  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether thermal imaging or a drone is needed
  • Roof area

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the exact price before booking.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one

Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Questions from Abbotts Barton

Is my home in Abbotts Barton listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Abbotts Barton in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. The report is sent afterwards by email.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

What we look for on each type of roof

Chimney stacks

Wind can pull the flashings away from a chimney. Loose flashings are recorded.

Slate roofs

Slates can slip or blow off in a storm, particularly where the nails have corroded. We record which slates have moved and any signs of older nail fatigue.

Abbotts Barton roofs and the weather

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Anyone responsible for a site like St Bede Church of England Primary School will know that a leak through a large roof is often found some distance from where the water shows inside. Landlords with a home close to Winchester station may find that a tenant living with a leak needs the cause found, not just the stain painted over. Hotels and guest houses near Abbotts Barton can’t easily close rooms for a leak, so it pays to find faults before guests do.
