Flat roof coverings

Edge trims and laps are often where flat roof coverings start to peel back. We look at whether the damage is recent or older.

Lead flashings

Old flashings that were already loose can give way in a storm. We record what looks recent and what looks older.

Storm damage roof report in Apse Heath: what you get

A storm damage roof report is an independent record of the damage to your roof after a storm. We record each area of damage, photograph it and note the likely cause. You can then give it to your insurer with your claim. The decision on any claim rests with your insurer and its policy wording. We are not loss adjusters and can’t say whether a claim will be paid. If you’ve noticed flat roof edges peeled back and ridge tiles that have come loose, we can find out what’s behind it, on flat roofs, ridges and hips and gutters and fascias alike.

Many homes in small places like Apse Heath face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Apse Heath roofs and the weather

The coast is about 2 miles or less from Apse Heath. Many policies treat gusts of about 55 mph as storm conditions, but it varies, and the insurer decides the claim. The wider area around Apse Heath has a long history of building, with Haseley Manor about 1.8 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

Anyone responsible for a site like Sandown Bay Academy will know that on a building that size, finding the source of a drip means looking well beyond the stain. If you let a flat or house near Shanklin station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What affects the price in Apse Heath

A few things affect what a survey costs:

  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Getting in touch

A few details help us recommend the right survey and price. When you get in touch, it is useful to mention:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • When you need the report by

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Why get it checked now?

A clear, independent record helps you explain the damage to your insurer. It records the damage and what seems to have caused it, alongside any photos you took yourself. In a small place like Apse Heath, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for the job before booking.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take about one to two hours for most homes, depending on how much of the roof was hit. Around Apse Heath, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photos.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Leave side gates unlocked
  • For flats, make sure roof access has been agreed

Apse Heath questions

Is Apse Heath within the area you cover?

Yes, Apse Heath is on our map. A small place gets exactly the same survey as a big one.

Does being near the coast affect roofs in Apse Heath?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows, and Apse Heath is within about 2 miles of the coast.

Do you act for me with my insurer?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

What does a storm damage report cost?

Our reports start from £150. Commercial and larger roofs are quoted on size. Repair costs aren’t part of the report.

My storm claim was turned down. What now?

Raise it with your insurer first. The Financial Ombudsman Service may look at it if that does not resolve it. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.

Who handles emergency protection after a storm?

Emergency cover over a damaged roof should be arranged with a roofer. If it is safe, photograph the damage before it’s covered. Keep receipts for any emergency work.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Do you need a storm damage roof report in Apse Heath?

Strong winds lift loose or poorly fixed slates and tiles, ridge pieces and flashings. Driving rain then gets in through the gaps. People normally call us after a storm, once they’ve noticed damage or a leak.

Things that frequently lead to a survey include:

  • Stains appearing after strong winds
  • Damaged pots on the stack
  • Flashings pulled away from walls or stacks
  • Gutters pulled loose in the wind

For hotels and guest houses around Apse Heath, a roof problem found early is far less disruptive than one found by a guest.

What to check before booking

  • Which limits apply to the survey
  • Whether the loft space is looked at, where there is one
  • Their insurance cover
