Storm damage roof reports near Aspley Heath

Different roofs, different checks

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. Our report notes recent damage and older defects.

Slate roofs

Slates often outlast the nails that hold them. The report records whether slipped slates look like storm damage or older wear.

How a storm damage roof report works in Aspley Heath

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Check your own policy wording. Whether the weather met it is for your insurer. Our part is recording the damage to your roof and its likely cause. The report includes photographs of each area of damage, and you decide what to send. Insurers decide claims on their own policy wording. We survey gutters and fascias, ridges and hips and flashings, and the problems we are asked to look at most are ridge tiles that have come loose and slipped or missing slates or tiles.

Roofs in small places like Aspley Heath often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

How it works

After the inspection, everything we found is written up in a report with photographs. As for time on site, most surveys take between one and two hours for most homes, depending on how much of the roof was hit. Older rural homes like those around Aspley Heath can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

How to prepare

Advice

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Read your policy wording on storm damage
  • Record any water damage in rooms and the loft
  • Keep receipts for any emergency work
  • Hold on to fallen pieces of the roof where you can

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

A well-maintained roof stands up to storms better. Have loose slates, tiles and flashings seen to promptly.

Honest limits

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • What’s beneath slates, tiles or membranes
  • Acting for you with the insurer
  • The outcome of a claim

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.

Wind, rain and roofs in Aspley Heath

Woburn Abbey, about 2.8 miles south-east, is one of the historic houses in the wider area around Aspley Heath. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in.

For site and facilities teams at buildings such as Swallowfield Lower School, a leak through a large roof is often found some distance from where the water shows inside. For landlords with property near Woburn Sands station, a tenant living with a leak needs the cause found, not just the stain painted over.

Questions from Aspley Heath

Do you cover Aspley Heath?

Yes. Our area covers London and South East England, and Aspley Heath is part of that. Just call 07833 053749 or email us and tell us about the property, and we’ll talk through which survey suits.

Will you come out to Aspley Heath?

Yes. Aspley Heath is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

How strong does the wind have to be for a storm claim?

It varies by policy. Many treat gusts of about 55 mph as storm conditions, but check your own wording.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you act for me with my insurer?

No. We’re not loss adjusters, and we do not negotiate claims. We give you an independent report of the damage, which you can pass to your insurer.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Common roof problems in Aspley Heath

Problems we come across often include:

  • Ridge tiles that have come loose
  • New damp or leaks inside
  • Torn or lifted flat roof coverings

If you live in an older home near Church of Saint Michael, lead flashings, valleys and old chimneys are typical places for water to get in.
