Storm damage roof report in Downend: what you get

A storm damage roof report is priced from £150. You get a written report with photos by email. It isn’t a repair quote and does not include repair costs, so ask a roofer to quote for the work. Your insurer may also send its own loss adjuster. Our report gives you an independent record of the damage and its likely cause. Common reasons to book are gaps where slates or tiles have gone and lead lifted at abutments, on ridges and hips, slate and tile slopes and gutters and fascias.

Being in a small place like Downend makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What a survey costs

All our prices include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed

To find out what your survey will cost, ring 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.

What we need to know

There is no need for technical words. Just tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode
  • The type of building and roof, such as pitched or flat
  • Access details, such as a loft hatch or a shared roof

A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form. The price is agreed before a date is set.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Landlords, agents and building managers in Downend and across the Isle of Wight can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or drop us an email.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take about one to two hours at a house, and longer if the damage is spread across a large roof. Older roofs in small places like Downend can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We view the roof from wherever it can safely be seen, including the loft where there is access.
  3. Each area of damage is photographed and described.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. We send you a written report with photos, ready to give to your insurer.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with whoever owns or manages the building

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What we’re asked to look at in Downend

Others book after an insurer has queried a claim. An independent report gives you another view of the roof. We can’t say whether the decision will change.

We are often asked to look at:

  • Roofs hit by falling trees
  • Flat roof edges peeled back
  • New damp or leaks inside
  • Loose or torn flashings

If you look after a building such as Medina College, on a building that size, finding the source of a drip means looking well beyond the stain.

What to check before booking

  • Which viewpoints they use to see the roof
  • How long they’ve been surveying roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the price includes VAT

Your questions about storm damage roof reports in Downend

Do you cover smaller places like Downend?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does being near the coast affect roofs in Downend?

Often, yes. Within about 5 miles of the sea, as Downend is, metal fixings wear faster and gales find any loose ridge or slate.

How do I arrange a storm damage roof report in Downend?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll take it from there. We survey seven days a week.

How should I record storm damage myself?

Only from ground level or from windows. Don’t use a ladder or go onto the roof. Binoculars can help you see damage from below and we’ll inspect the rest from safe positions.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or send us an email.

Can you tell me if my claim will be paid?

We can’t say whether a claim will be paid. The decision rests with your insurer and its policy. Our report gives you an independent record of the damage and its likely cause.

Can I challenge a declined storm claim?

Raise it with your insurer first. The Financial Ombudsman Service may look at it if that does not resolve it. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.

Leaks and storm damage in Downend

The coast is about 5 miles or less from Downend, where sea air brings more salt and stronger wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, and salt air slowly wears metal fixings. Some villages on the Isle of Wight still have thatched roofs, and the whole island is open to sea air and wind. Knowing the roof type helps narrow down where water may be getting in.

With Arreton Manor about 0.8 miles south, the area around Downend has a long history. On older roofs nearby, leaks often trace back to lead flashings, valleys and gutters. Landlords with a home close to Smallbrook Junction station may find that tracing a leak quickly matters when a tenant is living with it.
