Leaks and storm damage in East Wickham
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in East Wickham is one of them, bay roofs, hips and later dormers each have their own details. Knowing the roof type helps narrow down where water may be getting in. Danson House, about 1.3 miles south-east, is one of the historic houses in the wider area around East Wickham. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
For landlords with property near Welling station, tracing a leak quickly matters when a tenant is living with it. If you look after a building such as East Wickham Primary Academy, on a building that size, finding the source of a drip means looking well beyond the stain. If you run a business near Broadway Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters.

How a storm damage roof report works in East Wickham
The Financial Ombudsman looks at three things when it considers a storm damage complaint: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. You or your insurer can check the weather for the date. We are frequently asked to look into gutters pulled loose in the wind and damage from fallen branches or debris, on ridges and hips, chimney stacks and gutters and fascias.
In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In East Wickham, we inspect what we can reach safely and are given access to. It’s useful to know when the water appears and in what weather.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Keep fallen slates or tiles as evidence if safe
- Take photos of stains and damp inside
- Look at what your policy says about wear and tear
- Write down when the storm hit and when you noticed damage
The insurer might appoint a loss adjuster. You will have your own independent record to refer to.
Store invoices and reports for any roof work. They help show the roof was in good order before a storm.
What a survey costs
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- If the survey needs thermal imaging or a drone
- The height of the building and how the roof can be seen safely
- The size of the roof
- Which survey package you book
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
What we need to know
Here’s what helps us most when you contact us:
- Whether there’s a loft hatch, a shared roof or tricky access
- Any deadline, like an exchange date
- Photos of the roof, taken safely from ground level or a window
- The address and postcode of the property
Storm damage roof report starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.

East Wickham questions
Is my home in East Wickham listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you carry out roof surveys in East Wickham?
Yes, East Wickham is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
Will my insurer pay for an old roof?
Wear and tear is not typically covered. Our report gives an honest view of what’s recent damage and what’s older wear. Your insurer decides the claim.
How are storm damage reports priced?
Prices start from £150, including VAT. Bigger roofs are quoted on size and access. Repair costs are not included, so ask a roofer to quote.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How long does the survey take?
Time on site depends on the roof, but most surveys take between one and two hours at a house, and longer if the damage is spread across a large roof. The written report follows by email.
Should I look at the roof myself first?
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
For landlords and managing agents
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we will plan the visit with that in mind.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
How it works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We start with what you’ve seen and any temporary repairs.
- We check inside, including the loft where there’s access, for water damage.
- We view the roof from safe positions.
- We record fresh damage and older defects.
- The report, with photos, is emailed to you.
Getting ready for the survey
- Move anything stored under the loft hatch
- Gather any invoices or paperwork from past roof work
- Make a note of anything you’d like us to look at

Different roofs, different checks
Slate roofs
Natural slate can last 100 years or more, but the nails often fail first. The report records whether slipped slates look like storm damage or older wear.
Clay and concrete tiles
Broken or missing tiles leave the underlay exposed to rain. Each gap is recorded with a photo.
