How a storm damage roof report works in Hackbridge

Storms tend to find the weak points on a roof. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Trees and branches can also hit roofs in a storm. We record the damage on your roof and photograph each part. Where we also see signs of older wear, the report records that too. If you’re worried about lead lifted at abutments and holes or cracks caused by debris, we can find out what’s behind it, on gutters and fascias, flat roofs and slate and tile slopes alike.

In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. We look at what we’re given access to in Hackbridge, inside and out. It helps to know when the water appears and in what weather.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Hackbridge roofs and the weather

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the roof type helps narrow down where water may be getting in. The wider area around Hackbridge has a long history of building, with Southside House about 3.6 miles west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark such as St. Mark's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For landlords with property near Mitcham Eastfields station, a tenant living with a leak needs the cause found, not just the stain painted over. Anyone responsible for a site like St Thomas of Canterbury Catholic Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Landlord and commercial surveys in Hackbridge

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

Why it’s worth a survey now in Hackbridge

It helps to get a record soon after the storm, while the damage is fresh. Further storms and quick fixes can make the picture less clear. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

What we cannot see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Acting for you with the insurer
  • Estimates of repair costs
  • What your policy covers, which depends on its wording

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

What this survey covers

  • Flat roofs
  • Flashings
  • Chimney stacks
  • Slate and tile slopes
  • Ridges and hips
  • Gutters and fascias

Tips that help

Over many surveys, some simple habits stand out:

  • Arrange temporary cover with a roofer if rain is getting in
  • Check your policy for how to report damage
  • Check how your policy defines a storm
  • Take photos of stains and damp inside

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Store invoices and reports for any roof work. They can help show the roof was looked after.

Hackbridge questions

Do you carry out roof surveys in Hackbridge?

Yes, Hackbridge is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Hackbridge?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Are you loss adjusters?

No. We’re not loss adjusters, and we do not negotiate claims. We give you an independent report of the damage for you to send to your insurer.

How long will you be at the property?

It normally takes about 1–2 hours for most homes, depending on how much of the roof was hit. You will then get the report by email, on the timescale of your package.

What’s the best way to book?

To book, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

What happens on the day

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a visit in Hackbridge, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Before we arrive

  • Check we can get to the back of the property
  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed
