Common questions in Shalford

Is my home in Shalford listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Shalford in the area you cover?

We do. The survey and report are the same in Shalford as anywhere else.

What do I do if water is coming in?

A roofer should handle temporary protection. Photograph the damage first if you can do so safely. Our report then records the roof.

What wind speed counts as a storm?

Each policy has its own definition. Many treat gusts of about 55 mph as storm conditions, but your policy sets the actual test.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What if the roof was already worn?

Insurers typically exclude wear and tear. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Storm damage roof report in Shalford

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Check your own policy wording. Whether the weather met it is for your insurer. Our part is recording the damage to your roof and its likely cause. Each area of damage is photographed, and the report is yours to pass on. The claim decision rests with your insurer. We survey flat roofs, slate and tile slopes and flashings, and common reasons people get in touch are damaged flat roof membrane and roofs hit by falling trees.

For a small place like Shalford, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Surveys for landlords and agents in Shalford

Landlords, agents and building managers in Shalford and across Surrey can book any of our surveys. To discuss a property or a block, phone 07833 053749 or send us an email.

What affects the price in Shalford

All our prices include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building
  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

If you can, have these to hand when you get in touch:

  • What’s prompted the survey
  • Whether there’s a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside

To book a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. We’ll confirm the price before you book.

What happens on the day

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey usually takes about one to two hours at a typical home, or half a day or so for a commercial building. Cottages and farmhouses around Shalford often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We note the date of the storm and the damage you’ve seen.
  2. We look at the roof from wherever it’s safe.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Mention any parking restrictions on your street
  • If it isn’t your property yet, arrange access through the agent

Advice

When you need someone else

It is a careful look at the roof, not the whole story. Its limits include:

  • Acting for you with the insurer
  • What your policy covers, which depends on its wording
  • What’s beneath slates, tiles or membranes

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • Ridges and hips
  • Chimney stacks
  • Flashings
  • Slate and tile slopes
  • Gutters and fascias

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Shalford roofs and the weather

With Guildford Castle about 1.5 miles north, Shalford sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Different coverings let water in at different points, which shapes where the search starts.

If you own a rental within reach of Shalford station, tracing a leak quickly matters when a tenant is living with it. If you look after a building such as Shalford Infant School, tracing a leak on a big roof starts with where the water appears and works back. For an older house near a landmark like Church of St Mary the Virgin, lead flashings, valleys and old chimneys are typical places for water to get in.

Leave it or get it looked at?

It is useful to get a record soon after the storm, while the damage is fresh. Further storms and quick fixes can make the picture less clear. In a place like Shalford, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
