About our storm damage roof report in Thundridge

Storms tend to find the weak points on a roof. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Trees and branches can also hit roofs in a storm. We record the damage on your roof and photograph each part. Any older wear we can see is recorded as well. If you are worried about flashings pulled away from walls or stacks and lifted or missing ridge and hip tiles, a survey will tell you what’s going on, whatever the roof.

Roofs in small places like Thundridge frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

  • The use of thermal imaging or a drone
  • The shape of the roof and its details
  • The height of the building and how the roof can safely be seen
  • Which survey package you book

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

What to tell us when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • The reason for the survey, like buying, a leak or storm damage
  • Access details, such as a loft hatch or a shared roof

Once you know what you need, ring 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. In a small place like Thundridge, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Let us know about any leaks, stains or damp patches you know of
  • Clear the way to the loft hatch

Thundridge questions

Do you cover smaller places like Thundridge?

Yes, Thundridge is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Thundridge is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you put a tarpaulin over the damage?

A roofer should handle temporary protection. Photograph the damage first if you can do so safely. Our report then records the roof.

Do you look in the loft space?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to.

Leaks and storm damage in Thundridge

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from. Historic houses such as Much Hadham Palace, about 4.8 miles east, show how far back building in the area around Thundridge goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Ware station, a tenant living with a leak needs the cause found, not just the stain painted over. For site and facilities teams at buildings such as Thundridge Church of England Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. The streets around a church such as Parish Church of St Mary are frequently among the oldest in a place, and if your home is one of the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Leave it or get it looked at?

Many policies expect damage to be reported promptly. Let your insurer know early, and check what your policy asks for. An independent report can follow. Around Thundridge, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

How the survey changes by roof type

Clay and concrete tiles

Broken or missing tiles leave the underlay exposed to rain. Each gap is recorded with a photo.

Flat roof coverings

Lifted trims and laps are common after a storm. We look at whether the damage is recent or older.
