What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Roof area
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Helping us price your survey

These details help when you contact us:

  • Where water is showing inside, if it is
  • How the loft is reached, if there is one
  • What made you get in touch
  • The property’s address and postcode

Thermal roof survey in Barkham

A thermal camera can help when the cause of damp isn’t obvious. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. Typical surveys look at ceilings that feel colder in places and heat escaping through the roof, across ceilings below the roof, flat roofs and pitched roof slopes.

Somewhere as small as Barkham, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Barkham: your questions answered

How do I find out if my home in Barkham is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Barkham within the area you cover?

Yes, Barkham is on our map. A small place gets exactly the same survey as a big one.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

How much does a thermal roof survey cost?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are frequently less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How long will you be at the property?

It typically takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. We’ll confirm the timing as you book.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Barkham frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

When you need someone else

In fairness, a roof survey has limits:

  • Readings unaffected by sun, shade or reflections
  • Confirming water without moisture readings
  • Structural calculations, which need a structural engineer

Drones, thermal imaging and Barkham roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near Church of St James, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Loft insulation

The difference is clearest when the home is heated and it is cold out. We explain in the report how the conditions on the day affected what we saw.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We check cracks by eye and use the images to see whether there is a pattern around them.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Use the report as a baseline for later checks
  • Heat the home normally on the days before
  • Leave the roof to people with safe access
  • Remember the conditions on the day affect the results

Where a pattern cannot be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.

Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the loft space.

When to book a survey in Barkham

Some owners book because the rooms under the roof feel cold. Missing or slipped insulation can stand out as temperature differences, particularly when it is warm inside and cold outside.

Signs worth acting on include:

  • Areas of a flat roof that may hold water
  • Ceilings that feel colder in places
  • Heat escaping through the roof
  • Water that travels before it shows

If you look after a building such as The Coombes Church of England Primary School, a view from above covers a wide roof far faster than walking it.

Questions to ask before booking
