How a thermal roof survey works in Bladon

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. We survey insulated roof spaces, ceilings below the roof and flat roofs, and people most often book us about heat escaping through the roof and cold spots on ceilings under the roof.

In a village or hamlet like Bladon, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at ahead of the visit, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Leave it or get it looked at?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. In a place like Bladon, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

To find out what your survey will cost, phone 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Honest limits

To be straight with you, there are limits to any roof survey:

  • An energy rating for the building
  • Hidden layers that need to be opened up to check
  • Clear results when the conditions on the day are poor

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

What we look at

  • Commercial roofs
  • Pitched roof slopes
  • Insulated roof spaces
  • Loft conversions
  • Flat roofs
  • Ceilings below the roof

How the survey changes by roof type

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.

Thermal roof surveys in Bladon: local notes

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. There are several hotels within about a mile and a half of Bladon, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once.

If you look after a building such as Bladon Church of England Primary School, a drone or thermal camera can show a large roof in a single visit. Historic houses such as Blenheim Palace, about 0.9 miles north-west, show how far back building around Bladon goes. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. For an older house near a landmark such as St Martin's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Landlord and commercial surveys in Bladon

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays and at weekends, which can make access easier.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a hamlet or village like Bladon, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • Clear the way to the loft hatch
  • If you are buying, let the agent know when we are coming
  • Find any records of previous roof work

Advice

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Note where damp appears and after what weather
  • Take photos of stains as they appear, so we can compare
  • Keep outlets and gutters clear to stop water sitting
  • Use the report as a baseline for later checks

Where a pattern cannot be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the roof space.

Common questions in Bladon

How do I find out if my home in Bladon is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Bladon?

Yes, Bladon is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How long does the survey take?

Time on site depends on the roof; most visits take between one and two hours at most homes, while a commercial roof takes nearer three to four hours. The written report follows by email.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it’s safe.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What happens next?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
