Independent thermal roof surveys in Breach Barns

Why it is worth a survey now in Breach Barns

Thermal images can suggest the extent of wet areas without cutting into the roof. That helps you and your roofer decide what really needs replacing. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Every price we give includes VAT, and the report is not charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What you get with us

About our thermal roof survey in Breach Barns

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you can’t typically tell from the surface. Moisture readings are then used to check what the camera suggests. We survey insulated roof spaces, ceilings below the roof and loft conversions, and the problems we’re asked to look at most are patches of heat loss across the roof and damp that repairs haven’t cured.

In a village or hamlet like Breach Barns, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are looked at before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

For landlords and managing agents

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Breach Barns, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Clear the way to the loft hatch
  • Keep pets in another room
  • Jot down any questions you want answered

Advice

Different roofs, different checks

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and cannot be read from them.

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. The camera can help show where to look.

Drones, thermal imaging and Breach Barns roofs

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help.

Take an older house close to Church of St Thomas: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building like Upshire Primary Foundation School, a view from above covers a wide roof far faster than walking it.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Common questions in Breach Barns

Is Breach Barns in the area you cover?

Yes, Breach Barns is one of the places we work. The survey and report are the same in Breach Barns as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Breach Barns?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Can you check my loft insulation with a thermal camera?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to.

What happens after the survey?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check outlets after heavy rain
  • Keep the report to compare against after any repair
  • Check the loft can be reached safely
  • Do not switch the heating off ahead of the visit

Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
