Independent thermal roof surveys in Brimsdown

Thermal roof survey in Brimsdown: what you get

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. We don’t give energy ratings or heat loss calculations. We survey commercial roofs, insulated roof spaces and loft conversions, and people most often book us about wet areas near outlets and upstands and leaks that are hard to trace.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Brimsdown is checked before any drone flight, and permission is never taken for granted.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before the survey

  • Dig out any old roof reports or invoices
  • Leave side gates unlocked
  • Move anything stored under the loft hatch

Rented homes, blocks and businesses

Letting agents and landlords in Brimsdown book surveys as well as homeowners. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the survey around it.

What we look for on each type of roof

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are frequently laid over insulation boards. Wet boards can show as temperature differences on the images.

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.

Thermal roof surveys in Brimsdown: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. With Forty Hall about 2 miles west, Brimsdown sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

The streets around a church such as Ss Peter and Paul Church are frequently among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Anyone responsible for a site like Brimsdown Primary School will know that big roofs are where photos from the air and thermal images show the most at once. For a London address like Brimsdown, it is useful to know about controlled parking before the day.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

When you need someone else

A survey is a close look at the roof, but it cannot do everything. Its limits include:

  • An energy rating for the building
  • Reliable images in rain, strong wind or on a wet roof surface
  • The condition of timbers we can’t see

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Pitched roof slopes
  • Insulated roof spaces
  • Loft conversions
  • Ceilings below the roof
  • Flat roofs
  • Commercial roofs

Brimsdown questions

Is drone flying allowed in Brimsdown?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Is parking a problem for a survey in Brimsdown?

Sometimes, yes. If Brimsdown has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

What conditions are best for thermal imaging?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.

Can a thermal camera see water?

The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

How do I book a survey in Brimsdown?

The quickest way is to call 07833 053749 or email us. Give us the address and some details about the roof. Surveys run seven days a week.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

What affects the price in Brimsdown

The price reflects the time and kit the roof needs. That comes down to:

  • House, block, shop or office
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £400, including VAT.

What to let us know when you contact us

We will usually ask about:

  • Anything about access we should know
  • What made you get in touch
  • The kind of building and roof involved
  • Any deadline, like an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or email us.
