What affects the cost of thermal roof surveys

Prices vary from roof to roof, for these reasons:

  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • What’s prompted the survey

You can call us seven days a week. For a price or to book, phone 07833 053749 or send us an email.

Thermal roof survey in Broad Street Green: what you get

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. Common reasons to book are gaps in loft insulation and cold areas below the roof, across pitched roof slopes, insulated roof spaces and loft conversions.

Villages like Broad Street Green frequently stand in open country, where wind can be strong. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Should I look at the roof myself first?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Airspace, weather and Broad Street Green roofs

The coast is about 3 miles or less from Broad Street Green. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Take an older house close to Church of St Peter: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Hotels and guest houses near Broad Street Green can’t easily close rooms for a leak, so it pays to find faults before guests do.

Common roof problems in Broad Street Green

Some defects simply cannot be seen with the eye. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.

It is worth booking a survey if you’ve seen:

  • Areas losing heat at the eaves and junctions
  • Wet insulation beneath the membrane
  • Wet areas near outlets and upstands
  • Gaps in loft insulation

For site and facilities teams at buildings like Heybridge Primary School, thermal images can show where wet insulation sits under a big flat roof.

Before booking anyone

  • Their insurance cover
  • Will they check the loft as well as the outside?
  • What follow-up you get after the report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a good roof survey covers

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You are welcome to ask questions while we’re there. Somewhere as small as Broad Street Green, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photographs and our recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Mention any parking restrictions on your street
  • For flats, make sure roof access has been agreed

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Photograph damp patches with the date
  • Clear a path to the loft hatch before we arrive
  • File the images with your roof records
  • Keep outlets and gutters clear to stop water sitting

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.

Check loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

Your questions about thermal roof surveys in Broad Street Green

Will you come out to Broad Street Green?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Broad Street Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long will you be at the property?

Most surveys take roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. The report follows by email.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

Can a thermal camera see water?

No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

How the survey changes by roof type

Felt and asphalt flat roofs

Felt and asphalt roofs frequently show wet areas as patches that differ from the rest. We check those patches with moisture readings.

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.
