Thermal roof survey in Burghfield: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or send us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We’re often asked to look into leaks far from where the stain appears and thin or uneven insulation in the roof, on commercial roofs, loft conversions and pitched roof slopes.

Somewhere as small as Burghfield, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are checked ahead of the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Thermal roof surveys in Burghfield: local notes

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

If you look after a building such as Burghfield St Mary's C.E. Primary School, thermal images can show where wet insulation sits under a big flat roof. Stratfield Saye House, about 4.8 miles south-east, is one of the historic houses in the wider area around Burghfield. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition. For an older house near a landmark such as Church of St Mary the Virgin, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Leave it or get it looked at?

Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. Older cottages and farmhouses around Burghfield can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Take a look at what a roof survey costs and two real surveys.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Getting in touch

A little information up front helps. It helps to include:

  • Your timetable, such as an exchange date
  • What made you get in touch
  • Where the property is, with the postcode
  • The type of building and roof, such as pitched or flat

To arrange a survey, phone 07833 053749 or email us and let us know the address and what’s prompted the survey. We will confirm the price before booking.

How it works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes an hour or two at most homes, with bigger or more complicated roofs taking longer. In a hamlet or village like Burghfield, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from the ground, from windows and from the roof itself where it’s safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Tips that help

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Let us know where and when you’ve seen damp or stains
  • Clear leaves from outlets and gutters each autumn
  • Use the report as a baseline for later checks
  • Talk to us about the weather when booking

If you’re buying, the report gives you specific points to raise with the seller or agent. It is your decision how to use it, whether that’s asking for work or discussing the price.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

Your questions about thermal roof surveys in Burghfield

Is Burghfield in the area you cover?

We do. The survey and report are the same in Burghfield as anywhere else.

Does a conservation area affect roof work in Burghfield?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show.

Can you check my loft insulation with a thermal camera?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can a thermal camera see water?

The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
