Thermal roof surveys for Cressing homes and businesses

Airspace, weather and Cressing roofs

In Essex, older buildings are often clay-tiled, many with weatherboarding, and plenty of post-war and modern estates besides. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If your home is one of the older ones in the streets near Parish Church of All Saints, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Thermal roof survey in Cressing: what you get

A thermal camera can help when the cause of damp is not obvious. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings don’t rely on the camera alone. If you’ve noticed areas losing heat at the eaves and junctions and moisture around outlets and upstands, we can find out what’s behind it.

Some older homes in villages like Cressing are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Rural addresses near Cressing can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Getting ready for the survey

Practical tips

You do not need to be a roofer to help. What helps most:

  • Move stored items away from the loft hatch
  • Note where damp appears and after what weather
  • Keep the heating on as usual before a heat loss survey
  • Talk to us about the weather when booking

Where a pattern cannot be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

How the survey changes by roof type

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there’s safe access.

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

Signs you need a thermal roof survey in Cressing

Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.

Most people get in touch when they’ve noticed one of these:

  • Damp where roofs meet walls and chimneys
  • Ceilings that feel colder in places
  • Possible trapped moisture under a flat roof covering
  • Thin or uneven insulation in the roof

For site and facilities teams at buildings such as Cressing Primary School, a drone or thermal camera can show a large roof in a single visit.

Choosing a roof surveyor

  • What the report includes, and whether it has photographs
  • What they will not be able to tell you
  • How soon the report will arrive
  • Whether VAT is added on top

What to expect from a roof survey

What a thermal roof survey doesn’t cover

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Clear results when the conditions on the day are poor
  • Seeing water directly, as the camera shows temperature, not moisture
  • A structural engineer’s assessment

What this survey covers

  • Loft conversions
  • Commercial roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Insulated roof spaces
  • Flat roofs

Leave it or get it looked at?

Wet insulation under a flat roof does not dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. For older village homes like those around Cressing, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Your questions about thermal roof surveys in Cressing

Is my home in Cressing listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover smaller places like Cressing?

Yes. Cressing is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is thermal imaging good for finding leaks?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.

Do you take photos of the roof?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Can a thermal camera see water?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.
