Thermal roof survey in East Ashling

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there’s safe access. Typical surveys look at areas losing heat at the eaves and junctions and possible trapped moisture under a flat roof covering, across commercial roofs, loft conversions and pitched roof slopes.

In a small place like East Ashling, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

Useful tips for East Ashling property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Clear a path to the loft hatch before we arrive
  • Keep the report to compare against after any repair
  • Don’t switch the heating off ahead of the visit
  • Talk to us about the weather when booking

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.

Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.

Common questions in East Ashling

Will you come out to East Ashling?

Yes, East Ashling is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you cover East Ashling?

Yes, East Ashling is one of the places we work. The survey and report are the same in East Ashling as anywhere else.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Can a thermal camera see water?

Not directly. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.

Does the weather affect a thermal survey?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

How much does a thermal roof survey cost?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Seeing water directly, as the camera shows temperature, not moisture
  • An energy rating for the building
  • What’s inside walls or under coverings, without opening up

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

What we check

  • Commercial roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions
  • Flat roofs
  • Pitched roof slopes

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What we’re asked to look at in East Ashling

Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Here are some of the things we see often:

  • Missing or slipped insulation
  • Moisture around outlets and upstands
  • Patches of heat loss across the roof
  • Leaks far from where the stain appears

Take an older house close to Church of St Andrew: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps.

Before you book any roof surveyor

  • Is there a chance to talk the report through?
  • Their track record with similar roofs
  • Whether VAT is in the quoted price
  • Whether any drone flown is registered with the CAA

What a roof survey includes

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at a typical home, and more on a big or complicated roof. Cottages and farmhouses around East Ashling often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • For a flat or shared roof, check access with the building owner or managing agent
  • Gather any invoices or paperwork from past roof work
