Independent thermal roof surveys in Great Saling

Thermal roof surveys for homes and businesses in Great Saling

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey ceilings below the roof, insulated roof spaces and flat roofs, and the problems we’re asked to look at most are wet areas near outlets and upstands and heat escaping through the roof.

In a village or hamlet like Great Saling, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What affects the price in Great Saling

All our prices include VAT. The things that change the price are:

  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • Height and safe access

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

Booking your survey

A little information up front helps. It helps to include:

  • Any photos you have, taken from ground level or a window
  • Anything about access we should know
  • What made you get in touch
  • The type of building and roof, like pitched or flat

Our price is from £400, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

Roof by roof

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. Thermal imaging can help show damp patterns around them.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, it normally takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Great Saling often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Keep pets out of the way during the survey
  • Leave a clear route to the loft

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

Honest limits

It helps to know what a survey won’t do before booking:

  • Readings unaffected by sun, shade or reflections
  • What’s inside walls or under coverings, without opening up
  • Seeing water directly, as the camera shows temperature, not moisture

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Flat roofs
  • Ceilings below the roof
  • Commercial roofs
  • Loft conversions
  • Insulated roof spaces
  • Pitched roof slopes

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Keep the heating on as usual before a heat loss survey
  • Leave the roof to people with safe access
  • Photograph damp patches with the date
  • File the images with your roof records

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

Drones, thermal imaging and Great Saling roofs

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help.

In and around Great Saling, as anywhere, a roof is easiest to deal with when its problems are found early. The streets around a church such as Church of St James are often among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

FAQs for Great Saling

Is Great Saling in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Great Saling?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
