Independent thermal roof surveys in Highleigh

Leave it or get it looked at?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Where a roof is exposed, as many are in small places like Highleigh, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

About our thermal roof survey in Highleigh

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or email us with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. If you’ve noticed damp around chimneys and parapets and cold spots on ceilings under the roof, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Highleigh may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours on an ordinary house, and longer for a large or complex roof. Somewhere as small as Highleigh, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Let us know where we can park nearby
  • If it isn’t your property yet, arrange access through the agent

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

What we are asked to look at in Highleigh

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, particularly when there’s a clear difference between inside and outside.

It is worth booking a survey if you’ve seen:

  • Damp that repairs haven’t cured
  • Cold spots on ceilings under the roof
  • Thin or uneven insulation in the roof
  • Damp where roofs meet walls and chimneys

For site and facilities teams at buildings such as Sidlesham Primary School, a view from above covers a wide roof far faster than walking it.

Questions to ask before booking

  • What follow-up you get after the report
  • What insurance they carry
  • How long they’ve been surveying roofs
  • Which limits apply to the survey

What a good roof survey covers

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Flying and imaging in Highleigh

Highleigh is within about 2 miles of the coast, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Take an older house close to St Mary Our Lady Sidlesham: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which frequently helps the camera pick up differences. We confirm any patterns with moisture readings.

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. Thermal imaging can help show damp patterns around them.

Questions from Highleigh

Will you come out to Highleigh?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Highleigh?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How long does the survey take?

It usually takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. You will then get the report by email.

Can you use a thermal camera on a sloping roof?

It can help, but the results are frequently less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

Can a thermal camera see water?

Not directly. It shows temperature, and wet materials frequently behave differently from dry ones. We confirm what it suggests with moisture readings.
