About our thermal roof survey in Hinxton

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. We’re often asked to look into patches of heat loss across the roof and wet insulation beneath the membrane, across loft conversions, insulated roof spaces and flat roofs.

Some older homes in villages like Hinxton are listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What we look for on each type of roof

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We look at cracks by eye and use the images to see whether there’s a pattern around them.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Talk to us about the weather when booking
  • Move stored items away from the loft hatch
  • Take photos of stains as they appear, so we can compare
  • Keep the report to compare against after any repair

If the images suggest moisture that can’t be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

Your questions about thermal roof surveys in Hinxton

Does a conservation area affect roof work in Hinxton?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Hinxton?

Yes, Hinxton is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

What’s in the report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take an older house close to Parish Church of St Mary and St John the Evangelist: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • A formal energy assessment
  • Clear results when the conditions on the day are poor
  • What’s inside walls or under coverings, without opening up

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.

Roof types and parts we check

  • Pitched roof slopes
  • Insulated roof spaces
  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof
  • Flat roofs

Why act early in Hinxton

Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. Around Hinxton, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What you get with us

  • 5,000+ surveys completed
  • An independent look at the roof
  • Drone flown under a CAA Flyer ID and Operator ID
  • Thermal imaging and drone inspection where they help

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at a typical home, or half a day or so for a commercial building. If you have questions on the day, just ask. In a hamlet or village like Hinxton, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We look at the roof from ground level, from windows and from the roof itself where it is safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • For flats, check roof access has been agreed
  • Dig out any old roof reports or invoices
