Independent drone roof surveys in Hinxton

How the survey changes by roof type

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.

Steep slate and tile slopes

Widespread slipping on slate normally means nail fatigue. Close-up photos show how widespread it is.

About our drone roof survey in Hinxton

Before any flight, we check the airspace. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we can’t fly, we use other safe vantage points instead and explain why. Prison sites also have drone restriction zones. If you’ve noticed vegetation in valleys and gutters and loose ridge and hip tiles, a survey will tell you what’s going on, whatever the roof.

In a small place like Hinxton, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How the survey works

Once we have finished looking, we write up our findings in a report with photos. On timing, it normally takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Somewhere as small as Hinxton, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. We also look inside the loft space where it is safe.
  5. The report sets out what we found, with photos and recommendations.

Getting ready for the survey

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the slates, tiles or felt
  • Flights in high wind or heavy rain

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What we look at

  • Chimney stacks
  • Valleys and parapet gutters
  • Fragile roofs
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Large and complex roofs

Useful tips for Hinxton property owners

These tips come from what we see on roofs every week:

  • Tell us about any leaks or concerns
  • Book early if you’re near an airport
  • Check the loft can be reached
  • A word with neighbours beforehand helps

The report gives any roofer you ask to quote a clear brief. They’ll see exactly where each defect is, so their quotes cover the same ground.

Do not block the vents at the eaves. Poor airflow lets condensation build up. Keep insulation clear of the eaves.

Hinxton questions

Can you fly a drone over a roof in Hinxton?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying.

Is my home in Hinxton listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

How do I arrange a drone roof survey in Hinxton?

To book, ring 07833 053749 or send us an email and let us know the address and what you want to find out. We’ll confirm the price and find a day that suits.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Do you need a drone roof survey in Hinxton?

Chimney tops take the worst of the weather. From the ground, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.

Look out for signs like these:

  • Worn lead at chimneys and walls
  • Outlets choked with leaves and silt
  • Flat roofs on upper floors that hold water
  • Wind damage high on the roof

The streets around a church such as Parish Church of St Mary and St John the Evangelist are often among the oldest in a place, and if yours is one of the older homes nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps.

Before you book any roof surveyor

  • What exactly goes into their report
  • Whether any drone flown is registered with the CAA
  • Whether you can ask questions once you have the report
  • Will they check the loft as well as the outside?
