Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. Common reasons to book are damp on a chimney breast inside and spalled or crumbling bricks, across brick chimney stacks, chimney pots and cowls and shared and party-wall stacks.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Chimney surveys in Hinxton: local notes

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside plenty of post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Audley End House, about 4.8 miles south, is one of the historic houses in the wider area around Hinxton. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Parish Church of St Mary and St John the Evangelist are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What we look for on each type of roof

Brick stacks

Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.

When you need someone else

Before booking, it’s worth knowing what a survey will not do:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • What’s inside the brickwork or behind render, without opening up
  • Gas safety checks, which need a Gas Safe registered engineer

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

What this survey covers

  • Flaunching
  • Brick chimney stacks
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Shared and party-wall stacks

The survey, step by step

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Rural addresses near Hinxton can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Check we can get to the back of the property
  • Clear the way to the loft hatch

Advice

Why get it checked now?

Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. Outbuildings and barns around Hinxton are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

FAQs for Hinxton

Can a landlord with a rental near Whittlesford Parkway station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need.

How do I find out if my home in Hinxton is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How long does the survey take?

Most surveys take about one to two hours on an ordinary house, and about three to four hours for a commercial roof. We’ll confirm the timing as you book.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

Does the weather affect the survey?

Light rain doesn’t usually stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

What should I do with a chimney I don’t use?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Signs you need a chimney survey in Hinxton

Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

Problems we come across often include:

  • Damp on a chimney breast inside
  • A stack that appears to lean
  • Redundant stacks capped without ventilation
  • Loose, cracked or missing pots

If you let a flat or house near Whittlesford Parkway station, a dated record of the roof is useful when planning maintenance across a let.
