How a roof leak investigation works in Hinxton

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. We survey chimney stacks, the roof space and valleys and parapet gutters, and the problems we are asked to look at most are water coming in around a roof light or dormer and wet patches on loft insulation.

Roofs in small places like Hinxton often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What this survey can’t tell you

In fairness, a roof survey has limits:

  • Leaks that only appear in weather we cannot recreate
  • A structural engineer’s report
  • Water from pipes, tanks or heating systems

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

What this survey covers

  • Flat roof details
  • Lead flashings
  • The roof space
  • Rooflights and dormers
  • Chimney stacks
  • Valleys and parapet gutters
  • Slate and tile slopes

How we price roof leak investigations

All our prices include VAT. What changes the price is:

  • The height of the building and how the roof can be seen safely
  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Helping us price your survey

What helps most when you contact us:

  • What’s prompted the survey
  • Photos of the roof, taken safely from the ground or a window
  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors

Not sure which survey you need? It is easiest to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Practical tips

Here are a few things we’d tell any owner:

  • Photograph the stain each time it appears
  • Let us know about any past repairs to the roof
  • Mention any plumbing above the damp area
  • Put a bucket under the drip and move valuables

Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.

Keep gutters, valleys and outlets clear, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

Roof by roof

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it’s too low, cracked or poorly dressed, water gets behind it.

Hinxton roofs and the weather

Historic houses such as Audley End House, about 4.8 miles south, show how far back building in the area around Hinxton goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Knowing the roof type helps narrow down where water may be getting in.

Landlords with a home close to Whittlesford Parkway station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For an older house near a landmark like Parish Church of St Mary and St John the Evangelist, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Hinxton is about 5 miles north-west of Saffron Walden, in Essex. From houses to flats and shops in Hinxton, the roof can be surveyed on a weekday or at the weekend. Our Essex coverage includes Hinxton. Chelmsford is in our area too.

Hinxton questions

Do you cover Hinxton?

We do. The survey and report are the same in Hinxton as anywhere else.

Is Hinxton within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Can thermal imaging help find my roof leak?

Thermal imaging is used where it is useful, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Is it a leak or condensation?

Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

What happens if roof problems are left?

Water and electrics do not mix. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Finding where the water is getting in should follow straight away. In a small place like Hinxton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

How the survey works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two, more where the leak is intermittent or the roof is large. Rural addresses near Hinxton can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it’s shared
  • Point out any leaks or damp patches
