About our drone roof survey in Elmdon
Tall, steep, large or fragile roofs cannot always be inspected up close. A drone takes close-up photos of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly. Everything we find goes into a written report with photographs. It also suits roofs that would be damaged by someone walking on them. If we can’t fly, we tell you why. We survey tall and steep roofs, valleys and parapet gutters and flat roofs on upper floors, and people most often book us about moss building up on slopes and in gutters and standing water on a flat roof.
Somewhere as small as Elmdon, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Questions from Elmdon
Is my home in Elmdon listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Elmdon?
Yes, Elmdon is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Does the report include photographs?
Yes. We photograph the roof as we go, and they go into the written report.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
What happens if the weather is bad?
Safety comes first, so the weather decides. We will not fly in strong wind or a downpour. We will talk through the options if the day turns bad.
Is a drone roof survey a thermal survey?
The drone gives you detailed photos of the outside of the roof. Thermal imaging comes with the Premium Survey.
Are you structural engineers?
No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
How we price drone roof surveys
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- The height of the building and how the roof can be seen safely
- The size of the roof
- The type of building, from a house to a block or an office
- Which survey package you book
Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
Booking your survey
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- How the loft is reached, if there is one
- Any deadline, like an exchange date
- The style of property, from a terrace to a block
- Where any leaks, stains or damp patches show inside
Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.
Practical tips
There’s plenty you can do without going near the roof. What helps most:
- Expect us to rearrange if it’s too windy or wet
- Shut pets inside while we fly
- Keep a clear space in the garden or drive for take-off
- A word with neighbours beforehand helps
Keep the photos with your property records. They’re a useful baseline for future surveys, and they help if you sell.
Look at the roof from the ground after strong winds. Pieces of slate or tile on the ground mean something has moved. A drone survey can show what has shifted.
How the survey works
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours at a house, including the airspace and weather checks before take-off. For a village or hamlet like Elmdon, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We start by making sure a drone flight makes sense for the roof.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- We fly over the roof, keeping the camera on the property we’re surveying.
- Where there’s safe access, we check the loft as well.
- You get photos, findings and clear recommendations.
Getting ready for the survey
- If you’re buying, let the agent know when we are coming
- Unlock side gates and any roof access doors
- If the roof is shared, arrange access with whoever manages the building
How to book
We confirm the price for your roof before booking, so you know where you stand. Our price is from £400, including VAT. To book, phone 07833 053749 or email us.

What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Photos in conditions too poor to fly
- A structural engineer’s report
- Neighbouring roofs the owner hasn’t asked us to survey
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.
What we look at
- Valleys and parapet gutters
- Large and complex roofs
- Fragile roofs
- Chimney stacks
- Tall and steep roofs
- Flat roofs on upper floors
Different roofs, different checks
Chimney stacks
Leaning stacks and loose pots are easier to judge from above. Each defect is photographed for the report.
Ridges and hips
Wind lifts loose ridge and hip tiles. Finding them early keeps them from coming down.
Flying and imaging in Elmdon
The wider area around Elmdon has a long history of building, with Audley End House about 3.9 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight.

When to book a survey in Elmdon
Steep and tall roofs are hard to inspect safely. Three-storey houses, blocks of flats and tall commercial buildings are common examples. A drone gets close-up views from a safe position on the ground.
Problems we come across often include:
- Cracked slates and tiles out of sight from below
- Worn lead at chimneys and walls
- Cracked mortar along the ridge
- Hidden gutters full of leaves
If you live in an older home near Church of St Nicholas, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
What to check before booking
- Whether you can ask questions once you have the report
- Whether the price includes VAT
- Whether the inside of the roof is included
- Their report turnaround times
