Questions from Hutton
Is my home in Hutton listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Hutton within the area you cover?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Will the survey show heat loss through my roof?
Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. Where we can reach the loft safely, we check there too.
Will the camera show exactly where the water is?
The camera does not see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Let us know about it when booking and we will plan the survey around it.
About our thermal roof survey in Hutton
A thermal survey is not a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. Where something cannot be confirmed, we say what would help next. If you’ve noticed cold areas below the roof and possible trapped moisture under a flat roof covering, we can find out what’s behind it, on loft conversions, ceilings below the roof and pitched roof slopes alike.
Around Hutton, a good many roofs are low enough to see partly from the garden or the street. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from the ground.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How the survey changes by roof type
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.
Loft insulation
Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

What you can safely check yourself
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Why act early in Hutton
A damp patch that keeps coming back usually has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, rather than more guesswork. Homes in smaller places like Hutton can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for the job before booking.

Thermal roof surveys in Hutton: local notes
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Take a building like Willowbrook Primary School: thermal images can show where wet insulation sits under a big flat roof. If your house is among the older ones in the streets near St Peter's, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

How we price thermal roof surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- The size of the roof
- House, block, shop or office
- How tall the building is and how easy the roof is to see
Our price is from £400, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
Booking your survey
If you can, have these to hand when you get in touch:

What happens on the day
We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes between one and two hours at most homes, and longer for a large or complex roof. A visit to Hutton is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- You let us know about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
How to prepare

Advice
What we are asked to look at in Hutton
Once a leak has been fixed, people frequently ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.
Signs worth acting on include:
- Damp around roof outlets and upstands
- Gaps in loft insulation
- Ceilings that feel colder in places
- Stains that keep coming back
Historic houses like Ingatestone Hall, about 2.6 miles north-east, show how far back building around Hutton goes. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.
