How a thermal roof survey works in Leavenheath

We present each thermal image next to a normal photo of the same area, so it is easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. Typical surveys look at moisture around outlets and upstands and ceilings that feel colder in places, across commercial roofs, insulated roof spaces and pitched roof slopes.

Older buildings in small places like Leavenheath may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What we look for on each type of roof

Felt and asphalt flat roofs

Felt and asphalt roofs frequently show wet areas as patches that differ from the rest. Moisture readings are used to check them.

Loft insulation

Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Reliable images in rain, strong wind or on a wet roof surface
  • Hidden layers that need to be opened up to check
  • Seeing water directly, as the camera shows temperature, not moisture

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Loft conversions
  • Pitched roof slopes
  • Insulated roof spaces
  • Ceilings below the roof
  • Flat roofs
  • Commercial roofs

Why get it checked now?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Around Leavenheath, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

FAQs for Leavenheath

Does a conservation area affect roof work in Leavenheath?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you come out to Leavenheath?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Will the camera show exactly where the water is?

Not directly. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you check my loft insulation with a thermal camera?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the images show where improvements may help.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Cottages and farmhouses around Leavenheath often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Leave side gates unlocked
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Move anything stored under the loft hatch

Booking a survey

Related advice

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Airspace, weather and Leavenheath roofs

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near St Matthew's Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Around Leavenheath, as everywhere, small roof faults are simplest to sort before they let water in.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Take photos of stains as they appear, so we can compare
  • Use the report as a baseline for later checks
  • Keep the heating on as usual before a heat loss survey
  • Check the loft can be reached safely

Where a pattern can’t be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.
