Independent thermal roof surveys in Mill End

Drones, thermal imaging and Mill End roofs

The coast is about 1 mile or less from Mill End. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If your house is among the older ones in the streets near Church of St Thomas, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Take a building like St Cedd's Church of England Primary School: big roofs are where close-up aerial shots and thermal images show the most at once.

Mill End is about 9 miles east of Maldon, in Essex. Surveys in Mill End work the same way as everywhere we cover: a close look at what can safely be seen, photographs and a clear written report. Mill End is one of the towns and villages in Essex where we work for thermal roof surveys. We also survey roofs in Chelmsford.

Here we cover the CM0 postcode area for thermal roof surveys. You’ll find streets like St Peter's Court and Maldon Road, all of which we cover. Other places close to Mill End include Bradwell Wick (1 mile west), Bradwell Waterside (1 mile north), Ramsey Island (2 miles west), St Lawrence Bay (3 miles west) and Tollesbury (3 miles north-west). Within a short drive, we also cover Colchester (12 miles north), Clacton-on-Sea (13 miles north-east), Maldon (9 miles west), Rayleigh (15 miles south-west), Witham (12 miles north-west) and Rochford (12 miles south-west).

Thermal roof surveys for homes and businesses in Mill End

Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast as you book, and our report notes the conditions and how they affected what we saw. If you’ve noticed damp around roof outlets and upstands and water that travels before it shows, we can find out what’s behind it, whatever the roof.

Somewhere as small as Mill End, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

We keep jargon out of it: if work is needed, the report says so clearly.

Mill End: your questions answered

How do I find out if my home in Mill End is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you come out to Mill End?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How much does a thermal roof survey cost?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

What does a thermal roof survey show?

A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Does thermal imaging work on slate and tile roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

How the survey changes by roof type

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, when the conditions allow.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We look at cracks by eye and use the images to see whether there’s a pattern around them.

How the survey works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about one to two hours at most homes, and about three to four hours for a commercial roof. Older roofs in small places like Mill End can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared
  • Buyers: confirm access with the estate agent or seller

  • Photos of the roof, taken safely from the ground or a window

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Do not climb onto the roof to look for leaks yourself
  • Keep the heating on as usual before a heat loss survey
  • Keep a record of when stains appear
  • Remember the conditions on the day affect the results

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

What a thermal roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Clear results when the conditions on the day are poor
  • Whether the deck or roof structure is strong enough
  • The condition of timbers we cannot see
