Thermal roof survey in Northbridge Street

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so the findings don’t rely on the camera alone. We survey insulated roof spaces, ceilings below the roof and pitched roof slopes, and common reasons people get in touch are damp where roofs meet walls and chimneys and areas losing heat at the eaves and junctions.

In a small place like Northbridge Street, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

FAQs for Northbridge Street

Is my home in Northbridge Street listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Northbridge Street?

Yes. Our area covers London and South East England, and Northbridge Street is part of that. You can ring 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. We do not give energy ratings or heat loss calculations, but the images show where improvements may help.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

What happens next?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Why it is worth a survey now in Northbridge Street

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

All our prices include VAT. Thermal roof survey starts from £400, including VAT. You’ll know the exact price before booking.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

Roof by roof

Pitched slate and tile roofs

Slate and tile roofs are frequently harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there is safe access.

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours for a house, and more on a big or complicated roof. Somewhere like Northbridge Street needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • For flats, check roof access has been agreed
  • Dig out any old roof reports or invoices

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. The wider area around Northbridge Street has a long history of building, with Durhamford Manor about 3.9 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church like The Parish Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Clear results when the conditions on the day are poor
  • A formal energy assessment
  • The condition of timbers we can’t see

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

What a survey costs

A few things affect what a survey costs:

  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Any need for thermal images or a drone flight
  • Height and safe access

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • What made you get in touch
  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property

A quick phone call is typically the easiest start: call 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
