Independent thermal roof surveys in Oxley's Green

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Older roofs in small places like Oxley's Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from the ground, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photos and our recommendations.

Advice

About our thermal roof survey in Oxley's Green

A thermal camera can help when the cause of damp is not obvious. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so the findings don’t rely on the camera alone. Typical surveys look at areas of a flat roof that may hold water and water that travels before it shows, on flat roofs, loft conversions and ceilings below the roof.

In a small place like Oxley's Green, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

How the survey changes by roof type

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there’s safe access.

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Oxley's Green: your questions answered

Is Oxley's Green within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is my home in Oxley's Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Is thermal imaging useful on pitched roofs?

It can be useful, though pitched roofs are usually harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

How long is the visit?

Most surveys take about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. The report follows by email.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Surveys for landlords and agents in Oxley's Green

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

What we can’t see

It is a careful look at the roof, not the whole story. Its limits include:

  • What’s inside walls or under coverings, without opening up
  • Clear results when the conditions on the day are poor
  • An energy rating for the building

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

What we check

  • Pitched roof slopes
  • Loft conversions
  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs
  • Flat roofs

What a survey costs

A few things affect what a survey costs:

  • The size of the roof
  • Basic, Standard or Premium
  • House, block, shop or office
  • Any need for thermal images or a drone flight

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Getting in touch

Before you get in touch, it is useful to have:

  • Dates you are working to, like exchange
  • The type of building and roof, such as pitched or flat
  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode

If you’re buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
