Thermal roof surveys for homes and businesses in Pagham
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’re worried about water getting in at parapets and stacks and possible trapped moisture under a flat roof covering, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Pagham, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Cottages and farmhouses around Pagham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before the survey
- Dig out any old roof reports or invoices
- For a flat or shared roof, check access with the freeholder or managing agent
- Move anything stored under the loft hatch

Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Airspace, weather and Pagham roofs
Pagham is within about 1 mile of the coast, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
For site and facilities teams at buildings like Rose Green Infant School, thermal images can show where wet insulation sits under a big flat roof.

Pagham: your questions answered
Will you come out to Pagham?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is Pagham in the area you cover?
Yes. Our area covers London and South East England, and Pagham is part of that. Just ring 07833 053749 or use the contact form and tell us about the property.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Is thermal imaging good for finding leaks?
It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It is used alongside a close inspection and moisture readings because the camera can’t confirm water on its own.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
What does a thermal roof survey show?
The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.
Different roofs, different checks
GRP fibreglass roofs
Glossy GRP can reflect heat. We take that into account and check findings with moisture readings.
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they cannot.
Prices for thermal roof surveys in Pagham
Several things affect the price of a survey:
- The height of the building and how the roof can safely be seen
- Roof area
- Extra roofs, like extensions, dormers or garages
- The use of thermal imaging or a drone
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £400, including VAT.

When to book a survey in Pagham
Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which suits a purchase that is moving quickly.
A survey makes sense if you’ve noticed:
- Missing or slipped insulation
- Patches of heat loss across the roof
- Cold areas below the roof
- Water getting in at parapets and stacks
For an older house near a landmark like The Parish Church of St Thomas A Becket, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
Before booking anyone
