Thermal roof surveys in Rackham

Thermal roof survey in Rackham

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey loft conversions, commercial roofs and ceilings below the roof, and the problems we’re asked to look at most are damp around roof outlets and upstands and damp around chimneys and parapets.

In a small place like Rackham, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

We keep jargon out of it: where something needs attention, it says so plainly.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. If you have questions on the day, just ask. Somewhere like Rackham needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Advice

What a thermal roof survey doesn’t cover

Before booking, it’s worth knowing what a survey won’t do:

  • A structural engineer’s assessment
  • Reliable images in rain, strong wind or on a wet roof surface
  • Confirming water without moisture readings

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Getting in touch

To price your survey accurately, we will ask about:

  • Any marks or damp showing indoors
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or email us.

Surveys for landlords and agents in Rackham

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

When to book a survey in Rackham

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.

It’s worth booking a survey if you’ve seen:

  • Missing or slipped insulation
  • Areas losing heat at the eaves and junctions
  • Wet insulation beneath the membrane
  • Wet areas near outlets and upstands

With Parham House about 0.7 miles north-east, the area around Rackham has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Questions to ask before booking

  • What’s outside the scope of the survey
  • Will the report include photos?
  • Is VAT included in the price?
  • Whether you can ask questions once you have the report

What a roof survey includes

Airspace, weather and Rackham roofs

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If your house is among the older ones in the streets near Church of St Peter, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
