Thermal roof survey in Ruxley: what you get

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you cannot usually tell from the surface. We then check those areas with moisture readings. We survey ceilings below the roof, insulated roof spaces and flat roofs, and the problems we’re asked to look at most are areas losing heat at the eaves and junctions and wet insulation beneath the membrane.

London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Ruxley as anywhere. Mention access, height and anything unusual about the building when you book. The extra view helps most on steep slopes, tall stacks and rear additions.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

FAQs for Ruxley

Does a conservation area affect roof work in Ruxley?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can parking be tricky for a visit in Ruxley?

Sometimes, yes. If Ruxley has controlled parking where you are, a visitor permit is the easiest answer.

How do I arrange a thermal roof survey in Ruxley?

The quickest way is to phone 07833 053749 or drop us an email. Give us the address and a few details about the roof. Surveys run on weekdays, Saturdays and Sundays.

Will you go up on the roof?

Only where it’s safe to do so. We check everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, call 07833 053749 or email us.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Do not climb onto the roof to look for leaks yourself
  • Make sure the loft can be reached safely
  • Check outlets after heavy rain
  • Keep the heating on as usual before a heat loss survey

Where a pattern can’t be confirmed, the report says what could help, for example electronic leak detection or a roofer opening up a small section.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Flying and imaging in Ruxley

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Ruxley is one of them, bay roofs, hips and later dormers each have their own details. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Controlled parking zones are common in London, so mention any permit rules for Ruxley, along with any off-street space. For site and facilities teams at buildings such as Hope Community School, big roofs are where aerial photos and thermal images show the most at once. Shop and office owners around Broadway Shopping Centre may find that big, flat commercial roofs are where aerial photos and thermal images help most.

Different roofs, different checks

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

Leave it or get it looked at?

For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. In Ruxley, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • Visits on any day of the week
  • A written report with photos
  • Independent findings on the roof’s condition
  • 98% of customers satisfied

Read what a roof survey costs or what we found on two real jobs.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Prices for thermal roof surveys in Ruxley

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Which survey package you book
  • The size of the roof
  • Height and safe access
  • Chimneys, valleys, parapets and other details

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

What we need to know

There is no need for technical words. It is enough to tell us:

  • Your timetable, such as an exchange date
  • The property’s address and postcode
  • The kind of building and roof involved
  • Any photos you have, taken from the ground or a window

If you have photos of the roof, send them over. Take them safely from ground level or a window. To send them or to book, phone 07833 053749 or email us.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so in Ruxley we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Make sure the loft hatch can be reached
  • Jot down any questions you want answered
  • Have keys ready for side gates, garages or roof access doors
