How a thermal roof survey works in West Wittering
Thermal imaging works best in the right conditions. It is useful to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey commercial roofs, flat roofs and insulated roof spaces, and the problems we are asked to look at most are possible trapped moisture under a flat roof covering and areas losing heat at the eaves and junctions.
Some older homes in villages like West Wittering are listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Surveys for landlords and agents in West Wittering
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
Why it is worth a survey now in West Wittering
Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Combining the camera with moisture readings can help find it, rather than more guesswork. Older and listed buildings around West Wittering may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What happens on the day
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. If you have questions on the day, just ask. In a hamlet or village like West Wittering, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- The roof is inspected visually from safe viewpoints.
- A thermal camera records how the surface temperature varies across the roof.
- We check the patterns that stand out with moisture readings where there is safe access.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- Leave a clear route to the loft
- Let us know about parking near the property
- Keep pets inside or away from the areas we are looking at
Booking a survey
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Tips that help
Most of what helps is simple and safe from ground level. Our suggestions:
- Heat the home normally on the days before
- Remember the conditions on the day affect the results
- Check outlets after heavy rain
- Don’t climb onto the roof to look for leaks yourself
Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, alongside what we recommend. Premium reports are sent the same day.
Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
Common roof problems in West Wittering
Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.
Signs worth acting on include:
- Damp that repairs haven’t cured
- Wet insulation beneath the membrane
- Cold spots on ceilings under the roof
- Damp where roofs meet walls and chimneys
If your home is one of the older ones in the streets near The Parish Church of St Peter and St Paul, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Before booking anyone
- Which viewpoints they use to see the roof
- Whether VAT is added on top
- Whether any drone flown is registered with the CAA

West Wittering: your questions answered
Will you come out to West Wittering?
We do. Villages and rural addresses get the same survey as a town house.
Is my home in West Wittering listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we’ll explain what’s needed.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
What does a thermal roof survey show?
It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Can I check my roof myself?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Airspace, weather and West Wittering roofs
West Wittering lies within about 1 mile of the sea, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
If you look after a building such as West Wittering Parochial Church of England School, a view from above covers a wide roof far faster than walking it.
