Thermal roof survey in Workhouse Hill: what you get

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you can’t usually tell from the surface. Moisture readings are then used to check what the camera suggests. Common reasons to book are areas of a flat roof that may hold water and missing or slipped insulation, on pitched roof slopes, loft conversions and commercial roofs.

In a village or hamlet like Workhouse Hill, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are looked at before the visit, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Workhouse Hill, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

What we cannot see

To be straight with you, a roof survey has limits:

  • Confirming water without moisture readings
  • A structural engineer’s assessment
  • Clear results when the conditions on the day are poor

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

What we look at

  • Ceilings below the roof
  • Flat roofs
  • Commercial roofs
  • Pitched roof slopes
  • Loft conversions
  • Insulated roof spaces

Thermal roof surveys in Workhouse Hill: local notes

About 4 miles east lies Castle House, a reminder of how long the area around Workhouse Hill has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark like Church of St Peter, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Take a building like Boxted St Peter's Church of England School: thermal images can show where wet insulation sits under a big flat roof.

Different roofs, different checks

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they can’t.

Useful tips for Workhouse Hill property owners

Most of what helps is simple and safe from ground level. A few suggestions:

  • Move stored items away from the loft hatch
  • Clear leaves from outlets and gutters each autumn
  • Talk to us about the weather when booking
  • File the images with your roof records

After the visit, we put the thermal images, photographs and moisture readings into one report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the roof space.

Why get it checked now?

For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. Older and listed buildings around Workhouse Hill may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Workhouse Hill questions

Does a conservation area affect roof work in Workhouse Hill?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Workhouse Hill in the area you cover?

Yes. Our area covers London and the South East, and Workhouse Hill is part of that. Just call 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What does a thermal roof survey show?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.

How long is the visit?

That depends on the size and shape of the roof; most visits take about 1–2 hours for most houses, or half a day or so for a commercial building. The report is sent afterwards by email.
