Need a chimney survey in Abbots Worthy?

Leave it or get it looked at?

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Where a roof is exposed, as many are in small places like Abbots Worthy, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How a chimney survey works in Abbots Worthy

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. If you’re worried about staining on walls around the chimney and a chimney out of line, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report records the chimney stack as we found it on the day. It’s useful straight away, and a good reference for later.

Abbots Worthy questions

Will you come out to Abbots Worthy?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs for landlords with property near Winchester station?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or email us and let us know about the building.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

Do you inspect shared chimneys?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Which parts of the chimney do you look at?

The whole stack, as far as it can be seen safely: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for a house, and about three to four hours for a commercial roof. Older roofs in small places like Abbots Worthy can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • For a flat or shared roof, check access with the freeholder or managing agent

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Areas we can’t view from safe positions
  • Hidden damage within the stack
  • Flue inspections or sweeping

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before booking. The full list of what we check.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Do you need a chimney survey in Abbots Worthy?

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

A survey makes sense if you’ve noticed:

  • Damaged chimney pots and cowls
  • Bricks with flaking faces
  • Worn or missing pointing
  • Staining on walls around the chimney

For an older house near a landmark such as Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

What a good roof survey covers

Roofs, chimneys and gutters in Abbots Worthy

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you look after a building such as Kings Worthy Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Winchester station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
