What a survey costs

Several things affect the price of a survey:

  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access
  • The size of the roof

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block
  • Where water is showing inside, if it is
  • Access details, such as a loft hatch or a shared roof

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.

Chimney survey in Chainhurst

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. If you’ve noticed flaunching that has broken away and flashings pulling away from the stack, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

The survey, step by step

The aim of the visit is simple: to see as much of the chimney stack as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere like Chainhurst needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photos and recommendations and emailed to you.

How to prepare

  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with the building owner or managing agent

Chimney surveys around Chainhurst

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

If you own a rental within reach of Marden station, the gap between tenancies is a good time to have the roof looked at.

Chainhurst is about 5 miles south-west of Maidstone, in Kent. In Chainhurst, as across Kent, every roof gets the same careful survey. We cover towns and villages across Kent.

When to book a survey in Chainhurst

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.

A survey makes sense if you’ve noticed:

  • A chimney out of line
  • Flaunching that has broken away
  • Bricks with flaking faces
  • Disused chimneys trapping moisture

In and around Chainhurst, as anywhere, a roof is easiest to deal with when its problems are found early.

Before booking any roof surveyor

  • Their report turnaround times
  • Which parts of the roof they’ll actually see
  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?

What to expect from a roof survey

Why act early in Chainhurst

A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Where a roof is exposed, as many are in small places like Chainhurst, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

What you get with us

  • 5,000+ roofs surveyed
  • Over 20 years’ experience
  • PI and public liability insurance
  • A written report with photographs

Questions from Chainhurst

Do you cover smaller places like Chainhurst?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in Chainhurst is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Our stack is shared. Can you still survey it?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

Can you find out why my chimney breast is damp?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

Surveys for landlords and agents in Chainhurst

We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the chimney stack, which helps you plan work between tenancies.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
