About our chimney survey in Church Crookham

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. Typical surveys look at cracked or missing flaunching and staining on walls around the chimney, on flaunching, shared and party-wall stacks and lead flashings.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Honest limits

A survey is a careful look at the chimney stack, but it cannot do everything. Its limits include:

  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist
  • Gas safety checks, which need a Gas Safe registered engineer

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

Church Crookham homes and their roofs

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Farnham Castle, about 3.5 miles south, show how far back building in the area around Church Crookham goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Homes near green spaces such as Basingbourne Park can get more leaves in their gutters in autumn. Take an older house close to Fleet Spiritualist Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Fleet station may find that a dated record of the roof is useful when planning maintenance across a let.

Church Crookham questions

I let a flat near Fleet station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Will you come out to Church Crookham?

Yes, Church Crookham is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

What causes damp on a chimney breast?

There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

What happens next?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Different roofs, different checks

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Leave it or get it looked at?

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Older and listed buildings around Church Crookham may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens on the day

Every roof is different, but as a rough guide the survey takes an hour or two at a house, as part of a look at the roof around the stack. If you have questions on the day, just ask. For a village or hamlet like Church Crookham, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.
