How the survey changes by roof type

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Cast iron gutters

Cracks frequently open on the back of cast iron downpipes, so we check the wall behind for staining.

How a gutter survey works in Church Crookham

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. We survey valley gutters, eaves gutters and downpipes, and people most often book us about fascia boards damaged by overflowing water and sagging gutters and loose brackets.

Older buildings in small places like Church Crookham may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Leave it or get it looked at?

Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. For an older or listed building in a place like Church Crookham, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

What a gutter survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The inside of a downpipe along its whole length
  • Pipes below ground level
  • Rot or damp concealed behind fascias or inside walls

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Outlets and hoppers
  • Eaves gutters
  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Church Crookham, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it is shared
  • Move anything stored under the loft hatch

Local roofs in Church Crookham

The wider area around Church Crookham has a long history of building, with Farnham Castle about 3.5 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Church Crookham questions

How do I find out if my home in Church Crookham is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Fleet station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and let us know about the building.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

Do you cover Church Crookham?

Yes. We survey roofs in Church Crookham and the rest of Hampshire, as part of our work across London and South East England. For a price, ring 07833 053749 or email us.

What happens after the survey?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you check valley and parapet gutters?

Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it’s safe, and by drone where it is applicable.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Landlords, agents and block managers in Church Crookham

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Get trees that overhang the gutters trimmed
  • Get the gutters cleaned out every year
  • Watch the gutters during heavy rain
  • Look for green streaks or damp patches on walls

If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
