Danaway Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching in Danaway, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Damaged chimney pots and cowls
- Gaps in the mortar around the pots
- Bricks with flaking faces
Why get it checked now?
Damp in a chimney breast normally gets worse while the cause is left. It can spoil decoration and plaster. Finding the cause means the right work can be planned. In a place like Danaway, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

How a chimney survey works in Danaway
A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed mortar washing out of the joints and lifted or split lead flashings, a survey will tell you what’s going on, on lead flashings, chimney breasts and chimney pots and cowls alike.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Common roof problems in Danaway
Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.
Signs worth acting on include:
- Bricks with flaking faces
- Damaged chimney pots and cowls
- Mortar washing out of the joints
- Gaps where the stack meets the roof
If you look after a building such as Borden Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Danaway: your questions answered
Is the coastal weather around Danaway hard on roofs?
It can do. Within about 4 miles of the sea, as Danaway is, metal fixings wear faster and gales find any loose ridge or slate.
Will you come out to Danaway?
Yes, Danaway is on our map. A small place gets exactly the same survey as a big one.
What does a roof survey cost?
Chimney survey starts from £150, including VAT. You will know the exact price before booking, based on the roof’s size, access and package. For a price, call 07833 053749 or use the contact form.
Should I worry about a leaning stack?
Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. We record its condition with photographs, and a structural engineer can assess whether it needs work.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Do you carry out surveys on Saturdays and Sundays?
Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or drop us an email.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
How the survey changes by roof type
Chimney pots and cowls
A loose or cracked pot can fall from height. We photograph each pot and note any damage.
Flaunching
Cracked flaunching is one of the most common chimney defects we record. Caught early, it is often a small job.
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

How it works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours for most homes, a little longer where there are several stacks. Somewhere like Danaway needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can be seen safely.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photos and recommendations and emailed to you.
How to prepare
- Leave a clear route to the loft
- If the roof is shared, arrange access with whoever manages the building
- Unlock side gates and any roof access doors

Local roofs in Danaway
Danaway is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live in an older home near Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Newington station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
