Chimney surveys for homes and businesses in East Marden

If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey brick chimney stacks, shared and party-wall stacks and chimney breasts, and the problems we’re asked to look at most are flaunching that has broken away and damp patches on chimney breasts.

In a village or hamlet like East Marden, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Where we can’t see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

FAQs for East Marden

Do you carry out roof surveys in East Marden?

Yes, East Marden is within the area we cover. We survey roofs across London and the South East. Just call 07833 053749 or use the contact form and tell us about the property.

Does a conservation area affect roof work in East Marden?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will you check the chimney is safe to use with a fire?

No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What will the report tell me?

A written report with photos, covering the condition of the chimney stack, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or email us.

East Marden homes and their roofs

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Uppark about 2.6 miles north-west, East Marden sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like Church of St Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Honest limits

It’s useful to know what a survey won’t do before booking:

  • What’s inside the brickwork or behind render, without opening up
  • Areas we can’t view from safe positions
  • Whether a stack needs rebuilding on structural grounds

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

What we look for on each type of roof

Rendered stacks

A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

The survey, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours for most homes, a little longer where there are several stacks. Around East Marden, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Gather any invoices or paperwork from past roof work
  • Let us know about parking before the day

Advice

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Have brackets on the chimney checked
  • Check your stacks from ground level after strong winds
  • Find out whether changes to a stack need permission
  • Do not use a ladder to reach the stack yourself

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

What affects the cost of chimney surveys

The price reflects the time and kit the roof needs. The main factors are:

  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

Here’s what helps us most when you get in touch:

  • Where water is showing inside, if it is
  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from the ground or a window
