Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Chimney survey in Ellen's Green: what you get

Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. If you’re worried about unused flues sealed without airflow and a chimney out of line, we can find out what’s behind it.

In a village or hamlet like Ellen's Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Where we cannot see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Questions from Ellen's Green

Does a conservation area affect roof work in Ellen's Green?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Ellen's Green?

Yes, Ellen's Green is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, call 07833 053749 or use the contact form.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

How do I book a survey in Ellen's Green?

The quickest way is to call 07833 053749 or email us. Let us know the address and a little about the roof. Surveys run on weekdays, Saturdays and Sundays.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Should I worry about a leaning stack?

Don’t ignore it. Leaning frequently comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can confirm whether it’s stable.

How we price chimney surveys

Not every roof costs the same to survey, for these reasons:

  • Basic, Standard or Premium
  • The roof’s overall size
  • The type of building, from a house to a block or an office
  • The shape of the roof and its details

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What to tell us when you get in touch

There’s no need for technical words. It’s enough to let us know:

  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • The kind of building and roof involved
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or send us an email.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Note any damp on chimney breasts and when it appears
  • File photos of the stacks with your home records
  • Check unused flues are capped with ventilation
  • Glance at the stacks from the street now and then

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Ellen's Green homes and their roofs

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For any home in Ellen's Green, it is the small, early fault that is cheapest to put right. For landlords with property near Warnham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • A structural engineer’s assessment
  • Areas we cannot view from safe positions
  • Conditions inside walls

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Chimney pots and cowls
  • Brick chimney stacks
  • Flaunching
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts

What happens on the day

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. In a small place like Ellen's Green, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.
