Roofs, chimneys and gutters in Godmersham

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you live in an older home near Church of St Lawrence, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Chilham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Godmersham is about 7 miles south-west of Canterbury, in Kent. Whether the building in Godmersham is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Godmersham is one of the towns and villages in Kent where we work for chimney surveys. We also survey roofs in Canterbury.

Chimney survey in Godmersham

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. Common reasons to book are spalled or crumbling bricks and loose, cracked or missing pots, on flaunching, brick chimney stacks and chimney breasts.

In a small place like Godmersham, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips that help

Over many surveys, some simple habits stand out:

  • Ask for ventilated caps on redundant stacks
  • File photos of the stacks with your home records
  • Find out whether changes to a stack need permission
  • Check your stacks from the ground after strong winds

With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

What we do, step by step

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. On timing, most surveys take roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Somewhere like Godmersham needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Before the survey

  • Find any records of previous roof work
  • Clear the way to the loft hatch
  • Keep pets out of the way during the survey

Advice

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Areas we can’t view from safe positions
  • Checks on boilers, fires or their flues
  • Conditions inside walls

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney breasts
  • Flaunching
  • Lead flashings
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Chimney pots and cowls

Different roofs, different checks

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it’s adequate.

Do you need a chimney survey in Godmersham?

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

Here are some of the things we see often:

  • Gaps in the mortar around the pots
  • Lifted or split lead flashings
  • Disused chimneys trapping moisture
  • Staining on walls around the chimney

Living close to Godmersham Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What to check before booking

  • Will the report include photos?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether any drone flown is registered with the CAA
  • What follow-up you get after the report

What a good roof survey covers

Your questions about chimney surveys in Godmersham

Do you survey roofs for landlords with property near Chilham station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Godmersham listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What should I do with a chimney I don’t use?

It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Leave it or get it looked at?

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Outbuildings and barns around Godmersham are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
