Common questions in Haslingbourne

Is my home in Haslingbourne listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Pulborough station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Chimney surveys for homes and businesses in Haslingbourne

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. We survey lead flashings, chimney pots and cowls and flaunching, and the problems we are asked to look at most are damaged chimney pots and cowls and cracked or missing flaunching.

In a small place like Haslingbourne, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What affects the cost of chimney surveys

Not every roof costs the same to survey, for these reasons:

  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • Any deadline, like an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • The type of building and roof, such as pitched or flat

Unsure which package suits your roof? It is easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

What a chimney survey looks like in Haslingbourne

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. The wider area around Haslingbourne has a long history of building, with Petworth House about 1.1 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of St Bartholomew: its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Pulborough station, the gap between tenancies is a good time to have the roof looked at.

What happens on the day

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. Rural addresses near Haslingbourne can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a report with photos and our recommendations.

Preparing for the visit

  • Note where any stains or damp appear

Advice

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Use a Gas Safe registered engineer for gas appliances
  • Never climb onto the roof to look at a chimney
  • File photos of the stacks with your home records

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on from the viewpoints we used.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What we are asked to look at in Haslingbourne

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

We’re frequently asked to look at:

  • Worn or missing pointing
  • Pots or cowls that look unsafe
  • Flaunching that has broken away
  • Signs that a stack is leaning

Take a building like Petworth Cof E Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • What’s outside the scope of the survey
  • Their insurance cover
  • Which viewpoints they use to see the roof
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
