Chimney survey in Hinxhill

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a photo-illustrated written report and what we recommend. If you’re worried about flaunching that has broken away and staining on walls around the chimney, a survey will tell you what’s going on, on shared and party-wall stacks, lead flashings and flaunching alike.

Somewhere as small as Hinxhill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

Where we cannot see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t.

How it works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Hinxhill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Surveys for landlords and agents in Hinxhill

Any of our surveys can be booked by landlords, agents and building managers in Hinxhill. For a price for a let property or a block, ring 07833 053749 or send us an email.

Landlords and agents in Hinxhill book surveys as well as homeowners. A report with photos gives you a clear record of the chimney stack, which helps you plan work between tenancies.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Whether a gas appliance or its flue is safe
  • The inside of the flue, which needs a sweep or flue specialist
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

What this survey covers

  • Brick chimney stacks
  • Chimney breasts
  • Flaunching
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney pots and cowls

Different roofs, different checks

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

What we’re asked to look at in Hinxhill

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People typically call us when they notice damp or a problem with the stack, or before a purchase.

Signs worth acting on include:

  • Unused flues sealed without airflow
  • Loose, cracked or missing pots
  • Bricks with flaking faces
  • Flaunching that has broken away

If you live near a park such as Conningbrook Lakes Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Before you book anyone

  • Whether the inside of the roof is included
  • Whether VAT is in the quoted price
  • How much experience they have with roofs like yours
  • Their drone registration, if they fly one

What a good roof survey covers

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Book a sweep for flues that are in use
  • Check your stacks from ground level after strong winds
  • Use the report as a baseline for future checks
  • Check with the council before altering a stack in a conservation area or on a listed building

You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Your questions about chimney surveys in Hinxhill

Will you come out to Hinxhill?

Yes. Hinxhill is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Hinxhill listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.

Will you check the chimney is safe to use with a fire?

No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

My chimney looks like it is leaning. What should I do?

A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.

How much is a survey?

Prices start from £150, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or drop us an email.

Chimney surveys in Hinxhill: local notes

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Godinton House, about 4.3 miles west, show how far back building in the area around Hinxhill goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. Shop and office owners around Ashford Designer Outlet may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.
