What a chimney survey looks like in Hinxhill Park

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. With Godinton House about 3.9 miles west, Hinxhill Park sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For an older house near a landmark like Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Ashford International station may find that the gap between tenancies is a good time to have the roof looked at.

Hinxhill Park is about 2 miles east of Ashford, in Kent. Whether the building in Hinxhill Park is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Kent. Our Canterbury page covers surveys nearby.

Surveys in TN24 are booked the same way as anywhere else. Local streets include Honeysuckle Avenue, Stitchworth Lane and Mallow Road, and we cover them all. Other places close to Hinxhill Park include Hinxhill (1 mile north-east), Sevington (1 mile south-west), Mersham (2 miles south), Ridgeway (2 miles south-east) and South Stour (2 miles south). Within a short drive, we also cover Canterbury (12 miles north-east), Folkestone (11 miles east), Faversham (12 miles north), Hythe (8 miles south-east), Davington (13 miles north) and Preston (12 miles north).

What’s near Hinxhill Park

Well-known places in the area include William Harvey Hospital (within half a mile north-west) and Ashford Designer Outlet (1.8 miles west). For a walk, there’s Hatch Park.

Chimney survey in Hinxhill Park: what you get

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We look at whatever is safely visible and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and our recommendations. If you are worried about loose, cracked or missing pots and damp on a chimney breast inside, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Hinxhill Park, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

How we price chimney surveys

A few things affect what a survey costs:

  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Booking your survey

Before you get in touch, it helps to have:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • The address and postcode of the property
  • Any marks or damp showing indoors
  • What kind of property and roof it is

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Why get it checked now?

If you’re buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. Older cottages and farmhouses around Hinxhill Park can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Why us?

  • Customer satisfaction of 98%
  • Drone and thermal imaging surveys available
  • Independent findings on the roof’s condition
  • Packages from £150, including VAT

What we can’t see

It’s a careful look at the chimney stack, not the whole story. The main limits are:

  • Whether a stack needs rebuilding on structural grounds
  • Checks on boilers, fires or their flues
  • Conditions inside walls

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and does not.

Roof types and parts we check

  • Lead flashings
  • Chimney breasts
  • Brick chimney stacks
  • Flaunching
  • Chimney pots and cowls
  • Shared and party-wall stacks

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Hinxhill Park often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it is shared
  • If it is not your property yet, arrange access through the agent

Advice

Questions from Hinxhill Park

How do I find out if my home in Hinxhill Park is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Ashford International station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need.

What does a chimney survey cover?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photos.

Should I worry about a leaning stack?

Don’t ignore it. Stacks can lean when mortar on one side breaks down. We record its condition with photographs, and a structural engineer can confirm whether it is stable.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

Common roof problems in Hinxhill Park

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

A survey makes sense if you’ve noticed:

  • Damaged chimney pots and cowls
  • Disused chimneys trapping moisture
  • Damp on a chimney breast inside
  • Bricks with flaking faces

Homes near green spaces such as Conningbrook Lakes Country Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Questions to ask before you book

  • Which parts of the roof they’ll actually see
  • Whether the roof space is looked at, where there is one
  • When you will get the report
  • Their insurance cover
